The First Home Savings Account is the newest registered account and the easiest to lose track of, because the room rules are unlike the TFSA and the RRSP.   • This year's room: $8,000 in your opening year, or up to $16,000 in later years when you carry forward an unused $8,000.
  • Remaining lifetime room against the $40,000 ceiling.
  • An over-contribution warning if your total contributions have crossed $40,000, where the 1%-per-month penalty applies.

The calculator assumes you did not contribute last year when it offers the carry-forward, and it does not model a designated transfer from an RRSP into an FHSA. For everything else, it matches the rules the CRA publishes.

How the FHSA room rules actually work

Three things make the FHSA different from the accounts you already know. Room starts the year you open the account, not the year you turned 18, so opening one with $0 is worth doing just to start the clock. Carry-forward is capped at a single year, so the most you can ever contribute in one year is $16,000. And the $40,000 lifetime limit is firm: withdrawals never restore room the way they do in a TFSA.
